CONTINUED ACTIVITY AT TOP END OF RENTALS MARKET

The high levels of activity recorded at the top end of the winter rental market have continued unabated.
High Priced Rentals Concluded
During the end of 2009, high-priced deals were concluded across virtually all regions of the Cape metro area, including the Southern Suburbs, City Bowl, Atlantic Seaboard and Western Seaboard. Some of the notable deals included the following:
R50 000 per month in Fresnaye
R50 000 per month in Bishopscourt
R49 000 per month in Bantry Bay
Monthly leases of R45 000, R36 750, R35 000, and R32 500 in Constantia
R26 500 and R26 000 per month in Camps Bay
R20 000 per month for an apartment in Clifton
R 31 080 per month in Higgovale, R25 000 in Oranjezicht and R18 000 in Tamboerskloof
R19 000 per month for a City Bowl apartment
R25 000 monthly lease in Sunset Links and R16 000 in Sunset Beach



PGP’s Western Cape rentals director Dexter Leite
says the company also concluded four leases for two-bedroomed apartments at Mont Clare, the new development in Claremont, at R8 500 per month.

Highest Demand
Leite says the highest demand by far is for long-term leases of unfurnished apartments and homes. “This is worth noting for those owners who might be considering renting out their properties over the World Cup period,” he says. “The level of demand and rates achievable during this period are still unknown.

Short-Term Lets
“Short-term lets require full furnishing and equipping of properties and carry with them the inherent risks of short-term holiday lets. We would therefore advise owners to carefully weigh up the pros and cons of seasonal high-paying, high-risk short term lets, versus those of long-term, relatively low-risk unfurnished lets.”



Rent Whilst Selling

PGP’s MD for the Western Cape metro region, Laurie Wener, says that the rental and sales divisions work closely together. “With some higher-priced properties taking a while to sell in the current market,” she says, “we have been able to offer our sellers assistance in obtaining responsible, high-end tenants who can occupy the property for a medium to long-term lease.

“This allows them to continue deriving income from the property, and buys them the time to reassess the sale some 12 or 18 months down the line. In some instances, the properties remain on the market through PGP on an exclusive buyer introductory basis negotiated with the tenant. The additional benefit of this arrangement is that the property presents better to potential buyers, as it is shown as a furnished, lived-in home rather than an empty shell.”

Superior Service
Leite says the numerous top-end deals concluded over the past few months are testament to PGP’s entrenchment in the upper end of the rental market, with its network being well-resourced to procure high-end tenants.
Majority of Rentals
Nevertheless, he adds that the company continues to service the lower- and- middle ends of the rental market as well, and says this is where the majority of leases are in fact concluded.
