Early-entry buyers have already purchased over 180 stands at the Zilkaats Estate 2 000-hectare, residential eco-estate that is set in a pristine indigenous environment on the northern slopes of the Magaliesberg, close to Hartebeespoort Dam.

Located on an expansive 2000 hectares of land, Zilkaats boasts abundant indigenous fauna and flora, creating a tranquil, yet contemporary, African recluse close to the nearby urban delta.

Zilkaats Estate is a wildlife sanctuary designed to offer its residents the best of the outdoor Highveld. Following the natural contours of the land, eco friendly walking and running trails have been mapped out across the Estate.

The Estate has 1000 stands available for purchase ranging from R770 000 to R1, 7-million, depending on whether the stand is on the lower, middle or upper slope of the estate or on the most exclusive, top-priced, ridge of the development.

These stands are sized at 1500m2, making them one of the largest in their current property market. There will be approximately 9000m2 of land available to each resident. A retail centre will be situated in the estate, making everyday commodities easily accessible to residents.

With a state-of-the-art driving range built as an extension to one of the clubhouses, golf enthusiasts will be given the opportunity to perfect their par in the midst of this untainted lifestyle sanctuary.

Several teeming dams are also found on the Estate creating a perfect place for picnics, small scale angling and unwinding in nature.

Zilkaats is completely enclosed by a 25km long and 4m high security walls with gatehouses at two points – probably the biggest wall around a secure, gated residential estate anywhere in South Africa.

There is a large choice of outstanding house design to choose from supplied by Architects - WP Bosch & Associates and Andre Kriel. Ambassadors of Zilkaats Estate are Joost van der Westhuizen and his family.

To many, Lake Michelle is probably regarded as one of the most beautiful places in the world. Set amidst Noordhoek’s tranquil wetlands, this new lakefront development has inspired numerous investors to create breathtakingly magnificent homes.

Lake Michelle’s heart is a salt marsh lake with indigenous fauna and flora. The area is home to over 126 species of birds and other fauna like the rare leopard toad and an extensive variety of ducks and fish.

Lake Michelle’s lakefront development offers pure inspiration for every homeowner. A peaceful atmosphere, a breathtaking setting, a secure complex, a convenient location for shopping and entertainment and close to one of the Cape's most beautiful beaches as well as one of South Africa's most exceptional cities.

This development is tailor-made for those who want to experience a safe and secure home, set among an abundance of fauna and flora, in a breathtaking valley. All this just a stone's throw away from the Atlantic Ocean, and yet just 30km from the Cape Town CBD.

Pristine and luxury lakeside living has been made easy with the exciting, tailored ‘plot and plan’ property packages at one of South Africa's largest and most responsible eco-estates.

State-of-the-art security has been provided in the form of electric perimeter fencing, perimeter beams and cameras, as well as 24-hour security patrols and a staffed gatehouse – all laid out with subtlety and finesse to ensure the sense of open-plan, communal living is not disrupted.

Of the 224 sites available, 33% were snapped up at the launch. There are six uniquely designed layouts (plots) and 11 different house type designs to choose from. The idea of ‘plot and plan' product comes in response to market demands and makes Lake Michelle a highly attractive investment.

Many buyers don't want to go through the hassle of having to build a house after buying their stand, especially if buyers are not local. They are too remote to go through the complexities of building from a distance.

The buyer quite simply chooses his stand, the size and style of house - with various possibilities for adaptations - and then enters into a sale agreement that provides for a fixed period of delivery of around five months. The whole process is facilitated through Pam Golding Properties. Simple.

KZN:

Between Camperdown & Pietermaritzburg
Stands from R425 000

Read more here…
Tanglethorn Estate was conceptualised with an ideal in mind – to recapture the gracious African farm lifestyle that pioneer South Africans enjoyed at the turn of the 20th century.

The vision is to enhance quality of life on a wildlife estate, where families can reside in a secure farm environment, enjoy the benefits of a country life, while still staying within easy reach of the vibrant urban centres of Hillcrest and Pietermaritzburg.

Key to this vision was securing the rights of residents to go on outrides and long hikes in a natural environment in perpetuity, knowing that no future urban developments will compromise these activities.

Tanglethorn Estate comprises 78 hectares of rolling thornveld with unparalleled views of Table Mountain (Drakensberg). Only 19 spacious stands available from 3400 m² - 6500 m².

At an altitude of 800m, the climate is temperate and offers respite from the coastal humidity and the inland heat. Winters are mild, offering the odd opportunity to curl up beside a log fire.

The intention at Tanglethorn is to game fence the estate and rehabilitate the area into a wildlife haven, providing a secure habitat to a variety of wildlife, including reedbuck, zebra, kudu, impala and grey duiker. A small wetland and bird hide will also be established to encourage birdlife to the area.
Tanglethorn Estate uniquely caters to the needs of equestrians and horse lovers, offering stabling and outstanding outrides in an unspoilt natural environment.

To facilitate your passion for horse riding, the estate will provide stabling, management services, paddocks, arenas and a lunge ring.

A maximum of 20 horses will be accommodated on the estate. Horse owners will be required to purchase a stable and paddock lease at R60 000 per horse.

This capital investment will allow for the establishment of 16m2 stables, a shared tack room, a feed room, overnight accommodation facilities for grooms and the creation of paddocks.

Those horse owners with properties adjoining the paddocks may choose to build stables on their stands. In these instances, the owners would need to purchase a paddock lease for R25 000, which will cover the proportionate share of the paddock costs, lunge ring and arena.

A monthly levy will be charged to owners of horse concessions and stable leases to cover the estimated R900 cost of keeping a horse for a month.
This will include the following:

• Shavings
• Fence maintenance
• Hay
• Watering points
• Management time
• The upkeep of paddocks and pastures
• Grooms’ costs

This levy will exclude the cost of food concentrates and the irrigation of paddocks.

Where horses are maintained on owners’ stands, the monthly levy will be reduced to an estimated R250 per month, per horse.
Home Design Theme

Situated in a uniquely elevated position, surrounded by natural grasslands, thornveld and farmlands, Tanglethorn Estate combines the advantages of a modern lifestyle with the ambience of 19th century farm living.

Drawing inspiration from the early colonial farmhouses of Natal, the Planning and Design Code is aimed at enhancing your country lifestyle through its architecture and ensuring that each home is built to blend in with the Tanglethorn style.

This still allows the owner room to maintain the individuality of their home while creating a harmonious, visually pleasing environment.

Mortgage Minefield Simplified

Being able to buy the property you have always wanted probably means that you will need to get a mortgage. Another word for a mortgage is loan - which you usually get from a bank or other lending agency. Since most people are not able to buy their house with cash, a loan is the most common practice.
Here are some things to help you understand mortgage basics:

1. Length Of The Mortgage
The size of a mortgage makes the length necessarily longer. Common lengths of mortgages can fall anywhere between ten and thirty years. This means, that if you pay according to the terms of the mortgage, that you will have it entirely paid off at the end of that time. Generally, the lower amount of payment you can afford, the longer the time you will need to pay off.

2. Interest On A Mortgage
The interest rates on buying a house or property change every day - sometimes even more than once a day. It depends on the economy, and the area you live in. You need to shop around and get the lowest amount of interest that you can because even one percent over 30 years means a difference of over tens of thousands of Rands.
3. Main Types of Interest Rate
3. Options

Most mortgages will fall into one of these choices -

A fixed rate mortgage
The fixed rate is one where the interest and payment amounts are "fixed." That means it is always the same until the mortgage is paid in full.

A Variable Rate Mortgage
This means that the amount of your payments changes in an unpredictable way - according to the economy. If the economy is doing well, then your interest rates on the mortgage are lower - and so are your payments.

Step-down / Reducing rate mortgage
Regardless of whether the home loan interest rate rises or falls, the reducing rate option will apply for the agreed period (usually less than 5 years). This facility agrees that your interest rate will decrease by a set percentage every three to six months for the agreed period

BA Linked Rate mortgage
If the outstanding balance of your home loan is over R100 000 and you are financing an existing residential property, you can apply for this interest rate option. Your monthly home loan repayments cannot exceed 25% of your gross monthly salary (individual or joint).
4. Paying Off The Mortgage
The best type of mortgage will enable you to increase your payments, or make additional payments in order to reduce the amount you owe. This means that you will be able to pay off the mortgage early, and save a lot of money.

When going for your mortgage, the best thing you can do to help yourself is to understand as much as possible about mortgages.
