Early-entry

stands at the Zilkaats Estate 2 000-hectare,

A maximum of 20 horses
will be accommodated on the
estate. Horse owners will
be required to purchase a
stable and paddock lease at
R60 000 per horse.
This capital investment will
allow for the establishment
of 16m2 stables, a shared
tack room, a feed room, overnight
accommodation facilities for
grooms and the creation of
paddocks.
Those horse owners with properties
adjoining the paddocks may
choose to build stables on
their stands. In
these instances, the owners
would need to purchase a paddock
lease for R25 000, which will
cover the proportionate share
of the paddock costs, lunge
ring and arena.
A monthly levy will be charged
to owners of horse concessions
and stable leases to cover
the estimated R900 cost of
keeping a horse for a month. |

Here
are some things to help you understand mortgage
basics:
1. Length Of The Mortgage
The size of a mortgage makes the length
necessarily longer. Common lengths of mortgages
can fall anywhere between ten and thirty
years. This means, that if you pay according
to the terms of the mortgage, that you will
have it entirely paid off at the end of
that time. Generally, the lower amount of
payment you can afford, the longer the time
you will need to pay off.
2. Interest On A Mortgage
The interest rates on buying a house or
property change every day - sometimes even
more than once a day. It depends on the
economy, and the area you live in. You need
to shop around and get the lowest amount
of interest that you can because even one
percent over 30 years means a difference
of over tens of thousands of Rands. |

Main Types of Interest Rate
3. Options
Most mortgages will fall into one of these
choices -
A fixed rate mortgage
The fixed rate is one where the interest
and payment amounts are "fixed."
That means it is always the same until the
mortgage is paid in full.
A Variable Rate Mortgage
This means that the amount of your payments
changes in an unpredictable way - according
to the economy. If the economy is doing
well, then your interest rates on the mortgage
are lower - and so are your payments.
Step-down / Reducing rate mortgage
Regardless of whether the home loan interest
rate rises or falls, the reducing rate option
will apply for the agreed period (usually
less than 5 years). This facility agrees
that your interest rate will decrease by
a set percentage every three to six months
for the agreed period
BA Linked Rate mortgage
If the outstanding balance of your home
loan is over R100 000 and you are financing
an existing residential property, you can
apply for this interest rate option. Your
monthly home loan repayments cannot exceed
25% of your gross monthly salary (individual
or joint). |

Paying Off The Mortgage
The best type of mortgage will enable you
to increase your payments, or make additional
payments in order to reduce the amount you
owe. This means that you will be able to
pay off the mortgage early, and save a lot
of money.
